NANAIMO – Vancouver Island’s Market Gains Ground In August

In August, 79 single-family homes sold in Nanaimo, 25 per cent below July and down 13 per cent below the previous year. Active listings of single-family homes on the Mid-Island were 1,468 in August, 3 per cent above the previous year.

The average sale price for a single-family home in Nanaimo was $772,435 in August, 10 per cent below the previous month, and 14 per cent below August 2025.

These are the benchmark numbers for Nanaimo in August 2026, as well as central and northern Vancouver Island:

  • Nanaimo’s benchmark sits at $820,100, on par with last month and last year.
  • Campbell River’s benchmark price for single-family homes was $690,000, on par with the previous year.
  • Comox Valley’s benchmark price is on par with last year’s price and sits at $845,400.
  • Cowichan Valley reported a benchmark price of $779,300, on par with August 2025.
  • The Parksville-Qualicum area is on par with last year at a benchmark price of $926,800
  • Port Alberni’s benchmark sits at $512,600, which is 3 per cent below last year’s number.
  • The North Island area is 3 per cent above last year at a benchmark price of $481,700.
