Nanaimo Real Estate Market Report: September 2022

NANAIMO – Conditions calm as summer draws to a close.

In September, 49 single-family homes sold in Nanaimo, a 90 per cent decrease from one year ago and down 38 per cent from August.

Active listings of single-family homes on the Mid-Island nearly tripled from September 2021, jumping to 1,417.

The average sale price of single-family residential units in Nanaimo continues to decline. September saw an average sale price of $801,021, a 9 per cent decrease from the previous month and a 4  per cent decrease from last year. This is the first decrease in average price we’ve seen year-over-year since late 2019.

These are the benchmark numbers for Nanaimo in September 2022, as well as central and northern Vancouver Island:

• Nanaimo’s benchmark price decreased to $843,000, but was up 14 per cent from last year.
• Campbell River’s benchmark price for single-family homes was $710,100, a 10 per cent increase from the previous year but down 2 per cent from last month.
• Comox Valley’s benchmark price increased by 12 per cent from last year to $864,300.
• Cowichan Valley reported a benchmark price of $838,400, an increase of 13 per cent compared to September 2021.
• The Parksville-Qualicum area increased 11 per cent from the last year to $937,800.
• Port Alberni’s benchmark rose to $579,800, a 17 per cent increase from last year, the largest increase on the island.
