Development proposal off Turner road endorsed by Nanaimo Council

NANAIMO — A plan add further density to a portion of north Nanaimo received resounding support from councilors.

Re-zoning two properties on Nelson Rd. beside Randerson Ridge Elementary School made it through the public hearing stage on Thursday, Feb 24.

The proposal involves 28 townhouse near Nelson Rd. and two, six storey buildings further down the sloped property closer to Linley Valley Dr.

A final vote of approval from council is required for the project to proceed to the building permitting stage.

Height variances were granted for the multi-family buildings, which will see at least half of the parking beneath them.

“The applicant is proposing a public pedestrian route that will allow access from Linley Valley Drive to Nelson Road. A continuation of the pedestrian path in the park along Molecey Creek is also proposed to be constructed,” a City staff reported stated.

Numerous concerns from area residents submitted to the City centered around increased traffic the potential development would pose.

A traffic impact study recommended a sidewalk be located on the Nelson Rd. frontage of the property.

The City and developer confirmed plans to allow the Nelson Rd. portion of the development to allow the City’s complete street design to allow for a sidewalk and bike lane.

Vehicular access to the development would be available through Nelson Rd and Linley Valley Rd., while the developer pledged to expand an existing trail network to link the two roads and to Randerson Ridge school.

The local area has seen extensive commercial and residential development in recent years, including several multi-family residential buildings.

Adjacent to the Nelson Rd. proposal is an active development permit awarded to construct three residential rental buildings comprising of 152 units at 6030 Linley Valley Dr.
