NANAIMO – In a buyer’s market, it pays to have realistic pricing

In September, 92 single-family homes sold in Nanaimo, 16 per cent above August and 26 per cent above the previous year. Active listings of single-family homes on the Mid-Island were 1,458 in September, on par with the previous year.

The average sale price for a single-family home in Nanaimo was $824,424 in September, 6 per cent above the previous month, and on par with September 2025.

These are the benchmark numbers for Nanaimo in September 2026, as well as central and northern Vancouver Island:

  • Nanaimo’s benchmark sits at $798,400, down three per cent below last month and on par with last year.
  • Campbell River’s benchmark price for single-family homes was $680,900, on par with the previous year.
  • Comox Valley’s benchmark price is on par with last year’s price and sits at $848,900.
  • Cowichan Valley reported a benchmark price of $774,300, on par with September 2025.
  • The Parksville-Qualicum area is on par with last year at a benchmark price of $896,200
  • Port Alberni’s benchmark sits at $522,000, which is on par with last year’s number.
  • The North Island area is 6 per cent above last year at a benchmark price of $474,600.
