Low-density housing sought as select Eaglecrest properties hit the market

QUALICUM BEACH — One of the first plots of land in the newly acquired Eaglecrest subdivision is up for sale through the Town.

Five lots along Eaglecrest Dr., either side of Blind Bogey Dr., are being available for purchase, with the Town of Qualicum Beach accepting offers until June 5.

Totaling 0.86 acres of subdividable land, the goal is for the currently bare land to eventually feature low-scale residential housing options consistent with the existing zoning.

Currently zoned Residential 1 (R1), a variety of housing options are permissible on the site, envisioned to be a five-lot subdivision.

“We’re proceeding cautiously to make sure that we don’t make dramatic changes too fast, we want to make sure that the neighbourhood character is preserved,” the Town’s director of planning, Luke Sales, told NanaimoNewsNOW.

A larger piece of Town-owned property for future housing is slated to hit the market later this year, Sales said.

“That will have specific development criteria on it, telling the developer what exactly what the Town wants to see, and what we’re putting in that criteria is directly from the community.”

Public consultation is expected to be a major facet of future development plans in the coming months and years.

While the offered purchase price will play a big factor in the decision-making, Town staff will examine each offer fully for other aspects.

Submissions must include a preference for services or unserviced land, the intended land use, and a proposed construction timeline.

Purchased by the Town of Qualicum Beach in November 2025 for $8.5 million, the 42.5-hectare Eaglecrest Golf Course property is poised to undergo significant change in the coming years.

The prior 18-hole golf course is being reconfigured into a future nine-hole course, which will see former fairways converted into parkland and housing.

Sales told NanaimoNewsNOW in July 2025, the Town would work with developers in subdividing the property, provided they follow clear outlines and requirements.

“We certainly wouldn’t hand over any lands until there’s a clear vision in place and there are regulations to ensure that when something’s built, it aligns with what our residents are expecting. It could be to the point of subdividing with design guidelines and maybe restrictive covenants.”
