Nanaimo Real Estate Market Report: April 2025

NANAIMO –  Market maintains a steady pace.

In April, 108 single-family homes sold in Nanaimo, up forty-eight per cent over March and on par with the previous year. Active listings of single-family homes on the Mid-Island were 1,162 in April, up seven percent from the previous year.

The average sale price for a single-family home in Nanaimo was $872,006 in April, on par with the previous month and up five per cent from April 2024.

• Nanaimo’s benchmark sits at $834,600, on par with last month and last year.
• Campbell River’s benchmark price for single-family homes was $720,700, up four per cent over the previous year.
• Comox Valley’s benchmark price is up four per cent over last year’s price and sits at $868,400.
• Cowichan Valley reported a benchmark price of $796,600, up three per cent over April 2024.
• The Parksville-Qualicum area is on par with last year with a benchmark price of $899,100
• Port Alberni’s benchmark sits at $520,400, which is on par with last year’s number.
• The North Island area is up five per cent over last year with a benchmark price of $451,800.
