Unique contest injects buzz to Nanaimo A&B Sound building revival

NANAIMO  — Budding local entrepreneurs are likely tuned into a promotion offering free rent for a year in the Soundworks development.

Located at 1 Commercial St., former home of the long-closed A&B Sound in downtown Nanaimo, a pending contest aims to find one of several new tenants for the development scheduled to open later this year. 

Construction continues to refurbish the two-storey building unique to Nanaimo, featuring a Granville Island-style market food hall and cultural space served by a central walkway.

Sammar Charif, brand marketing strategist of Sammar Social, is the architect behind Reimagine this Space.

“One of the biggest barriers to entry for a small business in opening up a storefront is the cost of rent — it is such a large cost, an ongoing cost, that will always be there,” Charif told NanaimoNewsNOW.

Applications open on Friday, Feb. 20 in which an overview of an applicants business plan will be requested, along with a two-minute video pitch.

Charif said the retail space up for grabs will be in the 400 square foot range, but said a smaller kiosk space could be provided if it’s a better fit for the winning entry.

“Maybe you’ve had this in the back of your head for a long time, but you haven’t really been able to give it so much thought because you just never thought it was ever possible, now it’s possible,” Charif said.

“Now is the time to really put your thinking camp on. If you get this opportunity, what would you do with it?”

A further $10,000 combined in marketing assistance and tenant design services, among other supports for the winning entry will also be provided.

Charif said a yet to be determined number of shortlisted finalists will be selected and interviewed.

The process is overseen by a panel of judges, while the public will also get its say during an online voting process.

Charif said proposals from those with a deep interest in being part of downtown Nanaimo’s growth would be well received.

“I think something ideally that fits in with the innovative approach of what we’re trying to do in the downtown — something that is creative and that the community is really going to care about.”

Charif said a winner would be announced some time in April.

Project background/tenancy news

Soundworks, a Steiner Properties project, is described as a modern ground-level walk-through market hub, with a rustic edge.

The vision has been many years in the making.

Overhauling the old music store which shuttered in 2008 to resurrect the space was formally introduced for revival in 2022.

An extended permitting process followed for the project at the high-traffic Commercial/Terminal/Wallace intersection.

An anchor restaurant and patio will be positioned at the north end of the building, while another smaller anchor restaurant will be positioned at the south end.

Despite Soundworks’ opening still several months away, tenants have already secured agreements to occupy the space.

Pacific Arts Market, which will showcase the work of a variety of local artisans, will occupy one of the larger units. 

National chain Pizza Pizza received a building permit from the City last fall to begin refurbishing its space at the south end of Soundworks.

B.C. based Steve’s Poke Bar has a building permit under review from City staff to be among the several eatery options at Soundworks.
