Nanaimo Real Estate Market Report: May 2025

NANAIMO –  A balanced market has buyers feeling optimistic.

In May, 113 single-family homes sold in Nanaimo, up five per cent over April and fourteen percent above the previous year. Active listings of single-family homes on the Mid-Island were 1,565 in May, up nine percent from the previous year.

The average sale price for a single-family home in Nanaimo was $859,292 in May, on par with the previous month and May 2024.

• Nanaimo’s benchmark sits at $841,900, on par with last month and up three per cent from last year.
• Campbell River’s benchmark price for single-family homes was $722,700, on par with the previous year.
• Comox Valley’s benchmark price is up six per cent over last year’s price and sits at $887,600.
• Cowichan Valley reported a benchmark price of $806,800, up four per cent over May 2024.
• The Parksville-Qualicum area is up three per cent over last year with a benchmark price of $920,500
• Port Alberni’s benchmark sits at $518,300, which is on par with last year’s number.
• The North Island area is up twelve per cent over last year with a benchmark price of $477,200.
