NANAIMO –  An uncertain market mars an otherwise positive start to the 2025 retail market

In January, 205 single-family homes sold in Nanaimo, down almost ten per cent over December and up thirty-six per cent over the previous year. Active listings of single-family homes on the Mid-Island were 888 in January, up ten percent from the previous year.

The average sale price for a single-family home in Nanaimo was $848,432 in January, on par with the previous month and up five per cent from January 2024.

These are the benchmark numbers for Nanaimo in January 2025, as well as central and northern Vancouver Island:

  • Nanaimo’s benchmark sits at $813,800, on par with last month and up three per cent over last year.
  • Campbell River’s benchmark price for single-family homes was $691,900, a four per cent increase over the previous year.
  • Comox Valley’s benchmark price is on par with last year’s price and sits at $827,000.
  • Cowichan Valley reported a benchmark price of $759,800, on par with January 2024.
  • The Parksville-Qualicum area is four per cent higher than last year with a benchmark price of $888,200
  • Port Alberni’s benchmark increased to $523,300, which is three per cent higher than last year’s number.
  • The North Island area is up eight per cent over last year with a benchmark price of $448,800.
