Nanaimo Real Estate Market Report: June 2022

NANAIMO – Rising inventory gives hope to buyers.

In June, 408 single-family homes sold. A 26 per cent decrease from one year ago and down 10 per cent from May.

Active listings of single-family homes rose by 107 per cent from the previous year and 23 per cent from the previous month.

The average sale price of single-family residential units in Nanaimo is starting to plateau. June saw an average sale price of $883,038. A 1 per cent decrease from the previous month, but 15 per cent higher than last year.

These are the benchmark numbers for Nanaimo in June 2022, as well as central and northern Vancouver Island:

• Nanaimo’s benchmark price increased to $906,300, up 23 per cent from last year.
• Campbell River’s benchmark price for single-family homes was $761,800, a 21 per cent increase from the previous year but down from last month.
• Comox Valley’s benchmark price increased by 20 per cent from last year to $911,700.
• Cowichan Valley reported a benchmark price of $884,400, an increase of 27 per cent compared to June 2021 but down from last month.
• The Parksville-Qualicum area increased 21 per cent from the last year to $988,100.
• Port Alberni’s benchmark rose to $624,700, a 31 per cent increase from last year, the largest increase on the island.
