Project to add housing density to Nanaimo’s Newcastle neighbourhood approved

NANAIMO — Much-needed residential family units near Nanaimo’s downtown core have been given the green light.

City Council unanimously approved development permits for two new multi-unit residential buildings in the Newcastle and Stewart Avenue area overlooking the waterfront on Monday, April 25.

The new developments will be a pair of multi-family dwellings with one, two, and three-bedroom units, for a total of 17.

Doug Backhouse lives in the home at 345 Newcastle Ave at the base of the sloped lot, which would be removed in order to make way for the new development.

He spoke at the council meeting in favour of the proposal, noting there would be a designated spot for ride-sharing services.

“We’re excited to pay for and host a Modo car share located on-site in a permanent dedicated parking space, complete with an EV parking space.”

The other location where this new housing will be built, 360 Stewart Ave, is currently a vacant lot.

Backhouse also said the location of this new development is ideal for transportation even if you don’t have a vehicle.

“This is a very special site. It’s located directly across the street from Nanaimo’s much-loved waterfront walkway. Walking distance to planes, ferries, helicopters, and by extension, anywhere you want to be, no vehicle required.”

Council also approved two variances on the project; increasing the maximum allowable height from 14 to 15 meters, while reducing the minimum required parking spots from 25 to 21.

A building permit is still required before construction can begin.
