Nanaimo Real Estate Market Report: September 2025

NANAIMO –  September market sags month over month, but holding steady year over year.

In September, 73 single-family homes sold in Nanaimo, down twenty per cent from August but down only four per cent over the previous year. Active listings of single-family homes on the Mid-Island were 1,424 in September, down ten per cent from the previous year.

The average sale price for a single-family home in Nanaimo was $805,142 in September, down ten per cent over the previous month, and down four per cent over September 2024.

• Nanaimo’s benchmark sits at $816,200, on par with last month and last year.
• Campbell River’s benchmark price for single-family homes was $706,200, on par with the previous year.
• Comox Valley’s benchmark price is on par with last year’s price and sits at $846,000.
• Cowichan Valley reported a benchmark price of $804100, four per cent above September 2024.
• The Parksville-Qualicum area is three per cent above last year at a benchmark price of $933,400
• Port Alberni’s benchmark sits at $501,100, which is three per cent above last year’s number.
• The North Island area is on par with last year at a benchmark price of $449,400.
