Development permits approved for pair of multi-unit buildings in Nanaimo

NANAIMO — A pair of housing development permits were recently approved, including a substantial condo project in the city’s south end.

A development permit was given for a five-storey condo building with over 100 living units on the currently undeveloped property at 821 Haliburton St. adjacent to the Days Inn by Wyndham Nanaimo.

Director of planning and development Jeremy Holm told the Monday, Sept. 9 council meeting this is one of several important development applications currently working through the system.

“This is an existing site in the south end neighbourhood, existing R8 zoning, proposed as 103 units in a five-storey building. 49 one-bedroom units, 54 two-bedroom units, no variances are requested and the proposal sustainably complies with applicable development permit area guidelines.”

Two levels of underground parking will be included, with half of the 169 spaces equipped with electric vehicle chargers. Short and long-term bicycle parking will also be available.

The developers made a number of adjustments based on recommendations from the Design Advisory Panel (DAP), including a textured walkway along the south driveway, replacing a cedar fence along the Island Highway with a black metal picket fence, and adding a u-shaped bike rack at the entrance.

“It’s definitely an application that the developer of the applicant feels has merit, it’s worthy of pursuing,” said Holm. “They’ve done a lot of design work on it and they’ve maximized the site from the zoning perspective.”

The project represents the latest in numerous recently built or planned multi-family projects in the local neighbourhood.

A second development permit was approved on the same night for a four-storey, multi-family development with 17 rental units at 116 Pryde Ave. just off Bowen Rd. at the corner of Bartlett St.

The building comprises 11 studio units and six one-bedroom apartments, two of which are accessible, and 16 underbuilding parking spots for residents.

It’s also located within both primary and secondary active mobility routes.

Changes made to the design following a review from the DAP include additional weather protection for all balconies, more outdoor amenity space, a revised parking layout, and adding more trees to the landscape.

Approved variances include a reduction of three off-street vehicle parking spaces, with half of those small car parking.

Both development permit’s applications were approved unanimously by Council.
