Multi-family homes signal next phase of upper Lantzville development

NANAIMO — Following years of constructing large single-family homes, The Foothills is shifting to a more densified product.

Faith Siklic of Lone Tree Properties (LTP) said 28 homes, including 20 two and three-bedroom townhouse units will be constructed.

Eight larger semi-detached homes are also planned to be built as part of phase two of The Foothills master-planned community.

“Completion and move-in would be June, July of 2026. In the spring 2025 we’ll start construction on these buildings once the roads are in place,” Siklic told NanaimoNewsNOW.

Siklic said roads and accompanying utilities are being installed prior to next year’s construction season.

In 2022, LTP secured approval from the District of Lantzville for additional density, bumping up the project to 814 residential units from 730.

To date, LTP CEO Allard Ockeloen said about 90 homes on 120 single-family lots have been built since 2018.

He estimated 50 to 100 multi-family and smaller single-family homes will need to be built before a commercial village core is constructed.

“My estimation in relation to the timing for the village start is that we’re about five years away,” Ockeloen said.

He said businesses like a restaurant, pub, coffee shop and bike repair business are envisioned as part of the village core.

“That village centre includes more residential above commercial, we have 50,000 sq/ft of commercial, but above that we will be incorporating housing in order to have some residential life in the core of the village,” Ockeloen said.

The Foothills is an 1,800 acre master-planned community, which includes 1,100 acres of dedicated park space in a forested hillside.
