Multi-family development pitched for Nanaimo’s Rocky Point area

NANAIMO — An area filled with primarily single-family homes appears destined for a bit more density.

The City of Nanaimo’s Design Advisory Panel (DAP) heard a recent presentation regarding a proposed townhouse development of 34 units of three bedroom homes in 15 buildings at 4670 Hammond Bay Rd.

Situated west of the Hammond Bay Rd./McGuffie Rd. intersection, the project is proposed to be encased in the forested and sloped nine acre lot zoned for residential use.

Access to the development would off Ney Dr.

“The buildings are Scandinavian style with a combination of flat and peaked roofs,” noted a City staff report. “The façade materials include cement panels in various colours with aluminum flashing and wood look metal plank siding, as well as fascia boards and additional wood elements.”

Each unit would include a garage, while the City is requiring off-street parking of two spaces per unit.

Project amenities include a large children’s playground at the entrance of the development, where a seating area and visitor bike parking area would also be situated.

The playground is proposed to be connected to a nature trail loop on the northeast corner of the property, which would include accent foot path lighting.

DAP members recommended an additional landscaping feature and different paving materials to differentiate pedestrians and vehicular right-of-ways.

The developer proposes height variances for five of the buildings, which was not objected by the DAP.

A development permit and building permit are required by City councillors for the project to proceed.

The bottom portion of the environmentally sensitive property is not planned for development. (City of Nanaimo)
